Terms of Rental Agreement

1.  Licensor (HSCC) grants to Licensee, and to Licensee's members, guests, and invitees, the right, privilege and permission to enter into and on certain portions of the Historical Society's premises, located at 246 Main Street, Keene, New Hampshire specifically: Meeting room, kitchen, and lobby (lobby available only during non-business hours).

2.  The above granted permission is for the purpose of: (Name of Event)

3.  Licensor agrees to provide the above stated premises for use by licensee on an agreed date and time. This includes setting up and cleaning up, or the total time the building is actually in use.

4.  Any exhibits, exhibit cases, or related items in place at the time of this rental must not be moved or disturbed in any way.

5.  Licensee agrees to leave the premises in as good a state and condition as they were when the Licensee came thereon. Licensee further agrees to ensure that any kitchen facilities are cleaned, and that any and all appliances are shut off. That all lights are turned off. That windows are closed and locked. Failure to comply with this section shall result in the assessment of an additional janitorial fee.

Please note: All trash containing food must be removed from the building by the Licensee or caterer. Please resolve this point before the event.

6.  The consideration of this agreement is payable in advance. (Refer to fee schedule.)

7.  Use of fire, open flame or candles is absolutely prohibited. Smoking is also prohibited in the facility.

8.  In consideration of the privilege granted by the Agreement, Licensee shall not claim any damages from Licensor in connection with or on account of any injuries or damages arising in or on the premises while being used by Licensee and Licensee's members, guests, or invitees, and Licensee further agrees to indemnify and save harmless Licensor from any and all claims or damages in connection with the use of the premises by Licensee and Licensee's members, guests or invitees.

9.  Any signs or banners placed on the property must be approved by the Historical Society's director.

10.  Sale of alcoholic beverages is prohibited in the facility. Alcoholic beverages may be served upon the delivery of a certificate of insurance on the part of the caterer or the licensee. This may be faxed directly to HSCC at 603-352-9226.

11.  The Licensor has priority on use of the meeting space.

12.  The meeting room has a maximum capacity of 150 people. The number allowed in this space may be less depending on the exhibits that are in place.

13.  Food and beverages are restricted to the meeting room and lobby when the Historical Society is closed. They are restricted to the meeting room during open hours.

14.  Groups are prohibited from making statements in their advertising or meeting announcement that suggest Historical Society sponsorship.

15.  On-site parking is limited to 26 spaces directly behind the facility. Each is marked "HSCC."

16.  This agreement shall be governed by the law of the state of New Hampshire.
